Purpose

The Community Benefits Committee (previously called the Visioning or Long-Term Planning Committee) will work to capture the desires, interests, and visions of the community for the future development of key real estate sites. The intention is for our community to be able to agree on general uses of specific sites and communicate these uses to elected officials, city planners and administrators, our neighbors, and potential developers. The Civic Association would work to achieve these uses and, if necessary, oppose any uses not consistent with our community’s desires.


Approach

Identify Key Sites

  1. Morrissey Boulevard
  2. Mount Vernon Street
  3. Glovers Corner (reaches to Bay Street)
  4. Dorchester Avenue sites: i) East Cottage Street to Toom English Pub; ii) Elton Street block (or 1080 block)
  5. Dorchester Avenue (Columbia Road to Freeport Street)
  6. Sydney Street/Crescent Avenue/MBTA/UMP/beach access (includes area under the highway)
  7. Rice Post
  8. Penny Post

Identify Key Development Factors and Parameters

  1. Height
  2. Density
    • FAR = Floor-to-area ratio
    • Beds (Differentiate between studios, 1-bedroom, 2-bedroom, etc.)
  3. Mixed uses (e.g., residential, commercial, industrial, retail, public, etc.)
  4. Particular businesses and/or services desired (e.g., convenience market) or over-saturated services
  5. Parking, traffic,, walkability, lighting, and safety
  6. Public spaces
  7. Greenery
  8. Income mix
  9. Signage
  10. Energy efficiency
